Description for B&B:

This luxurious one-bedroom holiday home is a new apartment, built in February 2006, located on the first floor of a small residential apartment block in a well-established neighborhood. It offers all the comforts of home and can accommodate up to 4 people.

The apartment boasts an ideal location in the heart of Juan-les-Pins. It is only 300m away from the stunning sandy public beach, a short walk from the village center, and conveniently situated near Leader Price and Spa supermarkets, just 50m and 100m away respectively.

Across the road, guests can enjoy the charming Jardin Pauline, a small park with lush lawns, trees, benches, and a well-equipped children's play area. Another excellent children's play area is located just 150m down the road.

Despite being on a busy road, the apartment is situated at the rear of the building, ensuring a peaceful and quiet atmosphere. It also features outstanding sound insulation and double glazing, meeting the latest French regulations.

While a car is not necessary to explore the area's numerous attractions, the apartment offers a designated parking space in the underground car park. Additionally, a bus stop is conveniently located in front of the apartments, and the railway station is just a short walk away. Both services provide easy access to the coastal region, and the bus service even offers direct routes to Nice airport.

Finally, the apartment's balcony faces south, ensuring abundant sunshine throughout the day.

Directions

The apartment is conveniently located near public transportation, making it the best way to navigate the coastal area due to parking difficulties during the season. Right outside Square Pauline, there is a bus stop that can take you to any of the Cote d'Azur resorts and nearby inland towns. The railway station is also nearby and offers a breathtaking journey along the coast to various coastal resorts and even into Italy, all the way to Ventimiglia, which is known for its wonderful market of leather goods and designer clothes. If you wish to visit nearby towns like Grasse, Valbonne, and Vallauris, buses are available. However, if you plan to explore the beautiful mountains, it is recommended to rent a car. Major car rental companies can be found in Nice and can be booked from their .co.uk websites.

To get to the apartment, there are several options. If you are coming from America, it may be more cost-effective to fly to London and then catch a flight to Nice. Nice airport is accessible from many British airports, so it's worth checking with budget airlines for great deals. From the airport, you can reach the apartment by bus or arrange for a car service at a reasonable cost.

If you prefer to drive, the motorways from Calais extend to the Cote d'Azur, but it is recommended to make an overnight stop en route, possibly in Lyon. Keep in mind that toll roads, known as "péage," are prevalent on this route, and the total tolls for the round trip will be around £100. To reach the apartment, take the exit for Antibes from the A8 motorway. Follow the signs to Antibes and then to Juan-les-Pins. Eventually, you will come across Boulevard Raymond Poincare, where you will see Jardin Pauline park on the left-hand side. Just before the bus stop opposite the park, turn in over the pavement, and you will find yourself in front of the garage doors.
